By the time water is dripping through the ceiling, a roof leak has usually been at work for a while. The good news is that roofs give plenty of early warning signs if you know what to look for. Catching a leak early can turn a big, expensive repair into a small, simple one.
Signs to look for inside
- Brown or yellow stains spreading across ceilings or upstairs walls.
- A musty, damp smell in bedrooms or on the landing.
- Peeling paint or bubbling plaster near the ceiling.
- Daylight or damp patches visible in the attic, especially after rain.
- Damp or dark timbers when you look into the loft with a torch.
Signs to look for outside
From the safety of the ground, and ideally with a pair of binoculars, look up at the roof for:
- Slipped, cracked, or missing tiles or slates.
- Moss and debris building up, which traps moisture against the roof.
- Sagging or uneven areas along the roofline.
- Loose or damaged flashing around the chimney or where the roof meets a wall.
- Blocked or overflowing gutters, which push water back under the roof edge.
What to do if you spot a problem
Do not climb up to investigate yourself — it is not worth the risk. Note where you have seen the signs, take a few photos if you can do so safely, and call a roofer for an inspection. The earlier it is caught, the cheaper and simpler the fix.
